700 Acre Hilliard Big Darby Development

There’s another large development in the works for the Columbus, Ohio MSA and this time it’s on the west side as we see fill-in from Hilliard and Dublin out to Marysville and Plain City

Dwight McCabe and his McCabe Company presented their preliminary plan to Hilliard Planning Commission last week to develop 350 acres west of Alton Darby Creek Road north of Roberts Road.

The Alton Place proposal calls for a mix of single-family homes plus multifamily with a village center featuring a cluster of three-story retail commercial buildings.  Approximately 50% of the acreage will be dedicated to green space.

Preliminary plans submitted last autumn to the Big Darby Accord Advisory Panel stated that about 60 acres of the development would be devoted to commercial uses and 171 acres to open space. The remainder would hold about 150 single family lots and just under 300 multifamily units.

The other proposal for the area located in Brown and Norwich Townships from Pulte Homes is all residential with 1,108 residential units consisting of 663 single family homes and 445 multifamily units.  The development is to be named Renner South and Sugar Farms is in the process of being annexed into the City of Columbus.

A rezoning request was voted down by the Cross Creek Village Association, but will proceed to the Columbus Development Commission and if passed, to city council for a final vote.

The 1076 Central Ohio commercial real estate agents and brokers will have no complaints since this provides the brokerage community just a bit more to sell and lease.  Developments of this size will provide new locations for the expected net lease NNN retailers such as convenience stores, possibly Circle K, Turkey Hill, and Get Go plus QSRs such as Tim Hortons, Chipotles, Panera and many others.  Nothing specific has been announced, but one can pretty well imagine who it will be.
