Keep in mind that regarding C2 (neighborhood Commercial) zoning in Santa Monica that there’s a 25% of building square footage or 3,000 square foot, whichever is less, cap on medical use.
Modified gross or triple net leased retail or office would work provided that it meets code. Client is willing to enter into a ten year lease.
