Revised Upper Arlington Gateway Proposal Gets Larger and Taller

It’s very unusual in Columbus / Central Ohio to read that a project gets taller and larger through the several iterations proposed and approved through Upper Arlington City Council for 1325 – 1359 W Lane Avenue.  The developers are Continental Real Estate, Arcadia development with M+A as architects.  The latest revised proposal calls for an eleven-story building with 218 residential units, 843 space parking garage in the center of the complex, 133,000 square feet of office space and ground floor net lease retail space.  Project now extends all the way to North Star Road so it now included the two-story building with Half Price Books who will be moving back into the finished complex as one of the tenants in the ground floor retail spaces.  No other retail tenants have been announced that I’m aware of, which means that net lease retail space is available.

I’m very happy to see that we’re building larger and taller around the Columbus area with what is in my opinion, a great looking building. There’s no announcement yet regarding pricing, but my guess would be $35 sq. ft. NNN with triple net charges in the $10 per sq. ft. range.  The office space will likely be full service gross or modified gross.
